HOT STUFF: Just in, May 6: The Division of Florida Land Sales, Condominiums and Mobile Homes regulates the timeshare industry in Florida pursuant to Chapter 721, Florida Statutes - the " Florida Vacation Plan and Timesharing Act" (which many Florida salespeople, sales managers and some DOS's don't seem to know exists).

The Division is holding an OPEN FORUM with the timeshare industry on May 16, 2001, from 1 to 4 at the State Regional Service Center, conference rooms A and B, South Tower, 400 West Robinson Street, Orlando, Florida. This is an excellent opportunity for industry professionals to discuss issues and concerns with other members of the timeshare industry and representatives of the various bureaus. If Florida salespeople want the State to hear them about reserves, charge-backs and other issues, this is the time and the place to do it. It would be nice to see a large contingent of salespeople present.

Regarding The Shadow's newsletter last week, it is true that representatives of The Beat talked to RCI at the ARDA bash. Our main man, Rod Hackman, spoke to RCI Points folks personally, on the record. And it is true that he was promised documentation about RCI Points via email no later than the following Monday, and that it did not arrive. However, we feel that we should point out that it was not RCI's Director of Communications to whom he spoke. Whenever The Beat has aimed questions at Mr. John Barrows he has been most prompt and courteous in responding to them, and he has made sure that the documentation requested is now on its way to us in hard copy, via snail mail. No doubt it was just the confusion and excitement around ARDA that caused the original snafu.

And there were mergers and rumors of mergers... It just gets more interesting by the minute. Take Bluegreen, for example. Everyone has had their eyes on Cendant, waiting for some kind of move or announcement, and that makes good sense. Imagine if Cendant got its hands on not only another major timeshare company but also a land division. Remember, Cendant owns the Century 21, ERA Stroman and Coldwell Banker franchises. Gee, who do you think might be selling full ownership for a land division owned by Cendant? But who else might be looking at Bluegreen? Who else might want an instant big presence in the industry, or to spread out beyond current boundaries? There are several candidates, among them the Texas billionaire Bass Brothers, who were nosing around Trendwest just last year. This is one very intriguing possibility, and maybe we should be watching Texas for awhile?

Since we're on the subject, let's look at Trendwest. Shopped around for a couple of years, found no worthy buyer and was suddenly pulled off the market by majority owner Jeld-Wen not too long ago. Massive growth on all fronts, including the huge MountainStar project near Cle Elum, Washington, where timeshare is only a small part of the entire project. It was recently announced, though rumored for years, that Trendwest has changed its exchange affiliation to Interval International as of October 1 this year.

Trendwest wants and needs to move into the eastern part of the USA. So who is available (besides Bluegreen)? Well, there's always Silverleaf and Equivest, but Equivest shows no sign of actually being for sale. Silverleaf has drive-to locations in strategic parts of the country, which would fit well with Trendwest's drive-to locations in the west. So that's one good likelihood.

Here's a really great big what-if. What if Trendwest itself is still quietly for sale, if the right entity came along with very deep pockets and the right moves. It would take someone really big to buy this company out or merge with it. Someone like a Carlson or a Bass Hotels, for instance, or maybe even a Starwood. Now, just for speculation purposes, do another let's-suppose. Interval Internation has to meet RCI's advantage with Cendant and Fairfield in order to stay viable. IF Interval and Trendwest could somehow join hands in a greater affiliation, you'd have instant critical mass in both resort ownership and a viable points system for the 2nd biggest exchange company in the world. That's a pretty big bite to chew off, though...

AND, you've now got Avendra, LLC, which announced recently that it has executed definitive documents that add Bass Hotels & Resorts, ClubCorp, USA, Inc., and Fairmont Hotels & Resorts as founders. They join Marriott International, Inc., and Hyatt Hotels Corporation, which formed the venture in early 2001. Avendra is an independent company providing the largest, most comprehensive procurement network for the North American hospitality and related industries, a market estimated at $80 billion annually. Will Interval International and/or Trendwest get in on this?

By the way, we received this note about Trendwest's move to Interval, and thought we'd pass it along to you: --" Trendwest/WorldMark is going with I.I. Oct.1st, those old owners who wish to stay with R.C.I. may, or [they can] sign up for both. Any new owners will be offered only I.I. It seems Trendwest has decided that with Cedant being the owner of R.C.I. & Fairfield it was time to move on, the Salespeople like I.I. better anyway, better resorts etc."

AND this one: --" Trendwest's new resort on Thousand Hills Golf Course in Branson, MO. is exclusively Interval International... sorry RCI... you lose that one."

Hey... Is Trendwest buying Sunterra's Round Hill location in Tahoe? AND, heard on May 6: Is Trendwest buying the Baja Del Mar Resort in Rosarito, Mexico? Nice location, just south of the California border. Nice resort that has been up for sale for awhile now... yes/no?

  • COMMENT from you May 4: --" The deal for Trendwest/Round Hill is done, for the land there at least. Given the stated desire to move east and into Europe, aquisition seems likely. With the stock price at the asking price last year, perhaps a sale is still being looked at?"
  • AND: We are told that the windows in the old Roundhill Sunterra offsite sales center were decorated with " for lease" signs on May 3.

Last week we said: Rumor has it that Celebration World Resort sent its line packing. Anything to that?

This week we hear: --" Celebration World Resort is owned by 3 individuals: Richard Britzius, Dan Lambert, Jim Verrillo. Lambert and Verrillo decided they would like to purchase the shares owned by R. Britzius. Britzius decided he would like to purchase the shares owned by Lambert and Verrillo. A deadlock occured. Lambert and Verrillo decided to move the tours from Celebration to Vacation Village while the matter was being negotiated. The entire Celebration line followed the tours to Vacation Village. Britzius has now decided to sell his interest to his partners and the Celebration sales organization is expected to be back at Celebration by the end of the week. It was business as usual with everyone being paid, on time, as if nothing occured."

  • COMMENT from you May 5: --" When a truth is mixed with a tale, makes the tale a lot easier to believe. If you believe everything you read, then, maybe, you really were brought by the stork!" So, are we to assume that part of the information is true and part of it is not? Which parts?

Is Hawaii's Outrigger chain finally going to get into the biz? They announced last year that they were looking at timeshare as a possibility and we have been saying for a very long time that it won't be IF but WHEN. There is no confirmation that the company is ready to take that step, but there is a most intriguing development going on in Waikiki that has raised hopes. On the corner of Saratoga and Kalia there is a 12-story Ohana hotel, the Royal Islander, one of Outrigger's brands. Right next door (going inland) are two old lowrise hotels, with Buzz's Steakhouse on the other side. Buzz's is adjacent to the lobby of another Ohana Hotel, the Reef Lanai. The Beat learned on Wednesday that Outrigger is tearing down both of those old lowrises (remember The Breakers?) and will replace them with a big pool area and a small tower. Now, this particular property area is across the street from the Outrigger Waikiki Shore and Outrigger Reef, where there is a walkway to the beach. The Ohana hotels front on Fort DeRussy's extensive green grounds, which means that the view from the new building will never ever be impeached. We have always thought this would be a perfect location for a timeshare resort in Waikiki. Nice green views and close to the beach. Does Outrigger think so too? So far, we have had no response from Outrigger, so we can't say...

Of course, what would be the ultimate would be for Outrigger to convert the Waikiki Shore, a condo building, to timeshare. Yikes. Hot!!! We are panting just thinking about it.

Outrigger has been branching out into the Pacific arena lately, with properties in Australia, Fiji and Micronesia. And they have an invaluable data base of customers who have been staying at Outrigger properties for over 4 decades, and who trust the company. We predict that when Outrigger finally dives in, they will do very well indeed.

COMMENT from you April 30: --" RCI MANAGEMENT is still an oxymoron as I see it. They have not responded to my email of over two weeks ago. So, they were bought out or merged with FAIRFIELD? Is that an excuse for ineptness and pablum management including neglecting its customers and clients who are the ones who PAY THEIR INCOMES? I have had an ongoing participation in a maintenance fee dispute initiated by the former owner of my week at The Heidelberg Inn. RCI Management has not responded to ANY letters or email from me or the former owner. 'These people' who allegedly run that operation in my opinion are totally clueless as to what is 'management'. It is not just shuffling money-- it is attending to the needs and wants of its 'clients'---namely the owners of the timeshare project. What a joke these people are. They have responded to my dispute with a collection agency. What a lot of fun this is!"

What's going on with Spinnaker, most specifically the Myrtle Beach Plantation property? The Taylors did appear at ARDA, though they were not on the original attendees list so it must have been a late decision. We're hearing rumors that Nigel 'Mr. Popularity' Russell (he does have a fan club) may be looking for another home. True? Not? And what was the reason he originally left Vistana (about the time Starwood was doing due diligence, wasn't it?) If he's moving on, where is he going? And is Bob Davis running things at Plantation now? What are the juicy details, if any?

COMMENT from you: --" A while back The Beat reported that it was rumored that Epic Resorts, in the Franklin Mills Mall, in Philadelphia, PA. was rumored to close. I have reason to believe that The Beat was correct, at that point in time. However, Epic's recently appointed PD, Ron Schleppegrell, was given the opportunity to improve sales before any contemplated closing."

It is our understanding that prior to his appointment to Epic, Ron Schleppegrell was the PD for Med Resorts International, at the Fort Washington (Philadelphia suburb) sales office, when MRI went into receivership. (MRI was abruptly closed, by the FTC, on Monday, August 21, 2000.) According to our sources, Ron was previously informed that he was being replaced at MRI, but not that MRI was closing, since they had no forewarning. Therefore, as he had laid his plans before MRI's unexpected closing, he took many of the liners and a TO to ARI in Devon, PA., another Philadelphia suburb. Apparently he and ARI did not agree with each other, and Ron and his minions left. Just in time, as Epic was contemplating closing, to convince Epic's upper management that he could improve sales therefore, Epic remains open for the time being.

Word is that all is not paradise at Orange Lake in Orlando, where some very unhappy sales reps appear to be circulating petitions that are not favorable to the DOS at Orange Lake's VIP department. " Bob Hollingsworth is now a fireman!" said one person. " He spends all of his time 'putting out fires'..." The sales reps question Bob's knowledge about an in-house department, saying that sales are down and morale is low, and they don't think he should be allowed to gain timeshare experience at their expense.

It is not true that a DOS or PD must necessarily have years of timeshare experience to successfully manage a timeshare track (and timeshare sales reps)-- but it sure helps. Anyone like to add to, clarify or rebut this subject?

  • COMMENT from you May 4: --" Response to Orange Lake and Bob Hollingsworth. The Street is correct. It doesn't take a PD or DOS years of timeshare experience to be successful nor should you need years of experience to know that when you have a 35% closer who wants to wear black shirts... YOU LET THEM !"
  • COMMENT from you May 5: --" You are all missing the point. The problem in the timeshare business is that top salespeople, who know nothing about management and have no management experience, are promoted to management positions. We all reach a point where we need to stop 'hauling tours', no matter how successful we are. So, we look for management positions to take us off the line.

    " Top salespeople need big egos to be top salespeople. It is that same massive ego that prevents salespeople promoted to management from becoming great managers. I consider Bob Hollingsworth an exception. Bob was a very capable salesperson who kept to himself and is one of the more modest salespeople I have ever worked with. Don't be so hard on him. His hands are probably tied, forcing him to be reactive rather than proactive. You cannot imagine the incompetence of those above him.

    " OLCC will always achieve some level of success in spite of incompetent leadership at the top. You just have to drive onto the property to know what I mean. The property has too much going for it and there is too much history...

  • COMMENT from you May 5: --" Yeah, I want to rebut this statement! Michael Jordan did not need Phil Jackson to teach him how to dunk a basket, but at least Phil Jackson had played the game and had enough experience to straighten out Mike when he was off his game.

    " The 'good ole boy network' thrives on promoting brother-in-law managers that have no experience to be in the positions they receive, with the line of thinking expressed above. Another goofy thought is that if a liner can sell 100K in a month that they will be good managers. (so tell me what caused Hank Aaron to fail as a manager?) The so called closers / TO's out there with a whopping year of experience under their belts make most real veterans of the trenches want to puke. They can't lead blind school children out of a burning building but because they have the audacity to make embarrassing statements at a sales table they are management material? Come on, give us a break with the lack of experience crap but still can manage a successful track. Successful by whose standards? There are tracks out there that could make money with a monkey in charge, but they will only reach their true potential and make REAL MONEY or be successful with real experience running it. There was a time when a person had to actually know how much the marketing cost was and have true sales ability and people skills at the same time in order to be considered for a PD job. Nowadays anyone with a butt kissing personality can achieve this position.
    " The Street thinks you are both right and wrong. We know a man who took over a room after only 3 months of selling timeshare, and did it extremely successfully by everyone's standards. HOWEVER: he had 1) extreme sales talent 2) an equal talent for managing people 3) a thorough understanding, via study and unusually deep training, of how the industry works 4) an understanding of the needs of sales people 5) an instinct for it. This is, of course, the exception rather than the rule...
  • COMMENT from you May 6: --" With 15 years in the business and experience in all phases of timeshare, camp-share, vacation clubs, etc I have been passed over many times because of my closing ability (the in charge person couldn't do my job but I could do his), and their lack of ability showed if they were challenged, so it was easier to relace the TO than to find a spot for them to increase sales at the resort. In all cases where the TO's (managers were replaced) the PD eventually was replaced also. If the powers to be would recognize that a good sales person needs his ego fed and the best way to do that is have them find out if they would be a good TO, or if they should stay where they can be most beneficial to the project or be promoted up the ladder and make the decision on their own. The DOS or PD that understands this will have loyalty, enthusiasm, and a sales force making money for themselves and the resort. What most people fail to see is that sometimes LESS IS MORE, increase sales by a few percent and divide that up between the people that produced it."

For the month of April, the department surpassed the $1 million in sales mark for the first time in the company's history. $1 million in sales for a month-long period... it is what is possible with expert leaders, exceptional salespeople and doing whatever is needed for the team. Just Wondering:

  • Who's trying to buy Fox Hills Resort in Mishicot, Wisconsin?
  • Will Starwood take the fabulous new St. Regis Monarch Beach at Dana Point, CA into some kind of timeshare or high end fractional program? What a location, what a resort, what an opportunity!
  • Is Epic going to be running the planned timeshare resort at the Cabazon tribe's Fantasy Springs property near Palm Springs?
  • Why does Intrawest seem to pay so little attention to promoting their timeshare properties, relative to their other endeavors? A press release about Mt. Tremblant, for instance, will usually not even mention the fact that there is a timeshare property there, as if it were against the law to mention it or something. Not that this makes them any different than most of the other major brands, but that's beside the point. Intrawest's first urban destination, in Vancouver, B.C., is scheduled to open June 15, but you'd never know it by their efforts to publicize it. And why have they failed to respond to any of our recent attempts to get information about them?
  • Speaking of Vancouver, B.C., PTP Destinations has opened its resort in that lovely city as well, affiliated with RCI. So what is PTP Destinations doing next? Inquiring minds want to know.

Here is where you'll find the list of women in positions of authority within the industry. We'd sure like to know that there are a whole lot more than have so far been brought to our attention. We'd also like to know, and so would many of our readers, about other minorities in positions from sales manager on up to the top. Any African Americans in positions of authority in the TS biz? Hispanics? etc.

Getting BIGGER
  • Ritz Carlton is adding 48 guestrooms and suites to its St. Thomas property. Must be doing well, but then it IS the Ritz...
  • In case the economy really tanks and tourism is hard hit, you might want to note that casinos in places like Biloxi, Mississippi do well in an economic downturn, as people stay closer to home. Biloxi's clientele mostly comes from within a 120-mile radius. Casino Magic in nearby Bay St. Louis has received permits for construction of a $35 million, 300-room, 14-story hotel that will feature a complete spa with swimming pool, gift shops, 10,000 square feet of convention space and a 24-hour restaurant. In the company's plans further down the line, as more customers come to the area, the casino may add timeshare condominiums, shopping centers and other projects on its 591-acre tract. We think it can't be soon enough. Beautiful area, historic-- and on the beach.
  • According to DAVE CARPENTER, an AP Business Writer, United Airlines is getting into the timeshare business via a fractional ownership jet program. The story was first broken by The Wall Street Journal and Aviation Daily, and it appears that United already has created a business-jet subsidiary, is hiring pilots and is close to signing deals with corporate jet manufacturers. The service is expected to begin early next year and may fly as many as 200 small jets within 5 years.
  • According to Trendwest's latest financial report: " During the first three months of this year, the Company contributed to the WorldMark network 32 units at Branson, Missouri, 39 units at St. George, Utah, 26 units at Depoe Bay, Oregon, and 35 units at Bison Town in Arizona. In addition, Trendwest Resorts South Pacific contributed 10 units at The Horizon Resort in Port Stephens, New South Wales, Australia,'' stated William F. Peare, Trendwest's Chief Executive Officer. ``We expect that the Company will continue to benefit from our unique ''drive-to`` strategy and the opportunities and flexibility that our Vacation Credits offer our target market.

    ``Later this year will bring additional vacation destinations as we add Kihei in Maui, Hawaii and Oceanside in California to our stable,'' continued Peare. ``In addition, we recently completed negotiations with Interval International to expand the vacation alternatives that we will be able to offer prospective purchasers of our products."
  • The Casablanca hotel-casino in Mesquite, Nevada, is adding 15 new timeshare units in a 3-story building which should be finished in June this year. Once they are completed the Casablanca will have 27 units total.
Getting smaller...
  • All is quiet on this front this week.
IN EUROPE and BEYOND:   
Castle Harbour Hotel in Bermuda- a landmark first planned by a British organization in 1923 and opened on November 1, 1932, was last operated by Marriott's and extended substantially by them in a perpetually money losing operation. It was finally closed in 1999. Demolition of the old hotel began in the autumn of 2000 and is taking place in stages, not by explosion of the entire structure, after the contractor rid some buildings of asbestos. Construction of the new resort to take Castle Harbour's place is slated to start in 2002 and the resort is due to open in late summer 2003 as the US$250 million, 250-acre, five star Tucker's Point Club. It is located in the most exclusive and private residential area of Bermuda, known as Tucker's Town. It will have108 suites for hotel guests in the new Rosewood Hotel to be built from the old Castle Harbour Hotel and 44 private club type residential accommodations for the exceedingly affluent. It will be under the management of Rosewood, who will accept leasehold not freehold of the hotel from Bermuda Properties Limited. Bermuda Properties Limited is headed by Ed Trippe, whose father was Juan Trippe, founder of the original Pan American World Airways. Juan Trippe took over Bermuda Properties Limited from the Furness Withy shipping group that built both the original Castle Harbour Hotel and the Mid Ocean Club. (Bermuda Properties still owns both).

Tom most recently worked with Equivest at their Myrtle Beach, SC properties.
