ONTARIO:
TOWN OF THE BLUE MOUNTAINS: The goal of Mountain Beach Resorts is to create Canada's finest private-residence club, where individual families share ownership of a second home, said Mark Galligan, chief financial officer with the company.

A new concept in building and developing resort-residential homes has postponed the
Trailshead Community Golf and Residence Club proposal in the Town of the Blue Mountains (TOBM).

The developer, Mountain Beach Resorts, is planning to build 71 single-family residential/condominium units, a nine-hole executive golf course, and a 10,000 square foot clubhouse, which will incorporate log-style construction. The land is situated beside Old Lakeshore Road and Hwy. 26.

BRITISH COLUMBIA:
VANCOUVER: Storied Places, a division of Intrawest, will build two new Storied Places communities in Tremblant, Quebec, and Sandestin, Florida, expanding the company's brand of Private Residence Clubs in North America.

Storied Places Tremblant is the first PRC development to be built in Quebec. Storied Places Sandestin (Inspiration), at Sandestin Golf and Beach Resort on Florida's Emerald Coast, is Storied Places' first beach and golf community to be developed in North America. These two new locations join
Whistler and Lake Tahoe as home to a Storied Places community.

The private residences of Storied Places Tremblant and Storied Places Sandestin are offered for what Intrawest is calling " Chaptered Ownership" , their proprietary PRC ownership model created after years of research into the co-ownership real estate industry. It was developed in consultation with a PhD mathematician to ensure owners get the maximum amount of access to their homes. There are 10 " Chapters" available per residence and each Chaptered Owner receives a fee simple deeded title offering up to four weeks a year of guaranteed use and unlimited " space available" use. Homes are for the exclusive use of owners, their family and friends, and are not available for rent.

We'd like to peek at the paperwork for this Chaptered Ownership thingy, wouldn't you? How does it differ from everyone else's legal structure?

And will Intrawest develop a Storied Place at Lake Las Vegas in, of course, Las Vegas, Nevada?

MEXICO


MULEGE: Is the Mulege area in the pathway of development? Punta Chivato, which is located north of Mulege and about 38 miles south of Santa Rosalia, is looking at a serious tourist project, if all goes as planned. Punta Chivato's developers are negotiating with several ejidos to purchase between 37,000 to 50,000 acres to build a tourist boulevard from Punta Chivato to Mulege, plus golf courses, hotels, marinas, residential complexes and a 1,000 unit housing project for workers. The first phase of the project, which will take some five years, represents a $50 million investment, devoted to creating the needed infrastructure. Could some sort of timeshare be included in the mix?

Currently the only hotel in Punta Chivatos is the upscale Posada de las Flores (formerly the Hotel Punta Chivatos).


LOS CABOS: You may remember the project at Cabo del Sol that was going to be a Ritz-Carlton, but the developer became mired in a major scandal in Cancun, and was under investigation for an alleged alliance to drug kingpins. The charges were eventually dropped, but at this same time he was also facing bankruptcy at his sugar mills in central Mexico. ICA, Mexico's largest construction company, was building the Ritz Carlton, and its officials claimed that they were owed in excess of $1million. Construction was halted. Last year, a demolition team tore the thing to pieces.

Well, work is finally underway around the old Ritz Carlton site, a new hotel is going to be built, but no one seems to be willing to talk about just WHAT hotel. Will it be a Ritz or something else? Will there be timeshare/fractional/private residence club?


PUERTO VALLARTA: According to Vallarta Today, local realtors' phones were ringing off the hooks and emails were incoming immediately following Bush's relection. A local source stated that many Americans are planning to " get out of the U.S." and move to Puerto Vallarta. " Our local economy will get a shot in the arm, with realtors being the first to find out how disliked the president is among many Americans," said the article.

Canada's immigration Web site was nearly overwhelmed by hits right after the election was called for Bush as well, with Americans checking out the possibility of moving to Canada for at least the next 4 years.

We assume those folks are mostly Democrats, and we'd bet Republicans would say good riddance. Regardless, even though things are likely to calm down we wonder how much of a positive four more years of Bush could be for the real estate markets in Mexico and other places outside the USA?

SOUTH PACIFIC


FIJI: The much talked-about Natadola Marine Resort, a major new tourism resort at Natadola Bay, should be off the ground and running soon after gaining significant support from the Government.

But
Gerard Saliot, CEO of APRIL Development, says it will take at least seven to ten years to fully realise the dream of an international integrated resort on the site.

Natadola Marine Resort is a 580 hectare (1,450 acre) integrated resort golf development on the white sand beaches of the Coral Coast, located on Fiji’s main island of
Viti Levu, 45 minutes from Nadi International Airport. A BOOTEEFULL location.

The project includes an 18-hole
Vijay Singh-designed golf course, 5-star hotels, golf course, residential, retail and timeshare components. Currently, the timeshare component is called Natadola Resort Club Villas, but there is no word on who might take the project on. Trendwest? Accor? Maybe even Fairfield? Or will they go further afield to someone like Starwood or get a company like Rosewood or Auberge to create one of their fabulous private residence clubs there?

Timelines project construction of the golf course and the first hotel commencing in March, 2005.

CANARY ISLANDS: Sunterra's new resort Jardines del Sol at Playa Blanca, Lanzarote is to be closed completely from the 6th of January for about 3 to 4 months for refurbishment. This resort is a complex of 48 bungalows and 6 villas, constructed in the traditional Canary style, with nice views and a laid-back atmosphere. Sunterra announced the purchase of this resort last month. When they've finished bringing it up to snuff, it ought to be a fine addition to Sunterra's stable of resorts.
