STEVE WYNN BECOMES DEVELOPMENT PARTNER IN LAS VEGAS LUXURY HIGH-RISE

Press Release: Park Towers

July 20, 1999
LAS VEGAS--Best known for creating world-class resorts, Steve Wynn is making his foray into residential development.

The chairman of Mirage Resorts has personally joined as design and development partner for Park Towers At Hughes Center, a $100 million luxury high-rise development currently under construction in Las Vegas.

"Steve brings to us the same imagination and exquisite devotion to detail that he has imbued to the Bellagio, Mirage and all of his other beautiful resorts," said managing partner Irwin Molasky. Park Towers was conceived by Molasky, a longtime Las Vegas developer credited with many of the city's landmark properties.

"Park Towers is an important element to the growth of Las Vegas," said Wynn. "It will serve to make Las Vegas more than a world-class tourist destination by offering those who appreciate the finer things in life a luxurious pied-a-terre like those found in great cities like New York, Miami or Paris.

"I became involved in Park Towers because I believe it is destined to become the benchmark by which other high-rise properties in the United States will be measured," said Wynn.

The architects for the building are JMA Architectural firm in Las Vegas and the Sieger Architectural Group from Miami. Sue Firestone, the renowned interior designer, is responsible for all of the public areas. Firestone has done work for The Four Seasons Hotel Group and her clients such as Michael Eisner and John Kluge. The Sunshine Group is heading the sales front and is active in major markets throughout the United States. In the past decade, The Sunshine Group has completed more than $5 billion in residential sales.

An exclusive 84-suite residential enclave, Park Towers is ideally situated in the prestigious Howard Hughes Center at Flamingo and Paradise roads. Surrounding the property is the celebrated Restaurant Row and just moments away from dining, entertainment and shopping on the Las Vegas Strip. Less than five minutes away is McCarran International Airport and two executive air terminals.

Park Towers will consist of two 20-story towers rising from a pedestal base that includes a broad array of amenities and facilities only available to Park Towers' residents. Owners will enjoy exclusive and private use of lavishly appointed European-style spas with steam, sauna and massage as well as a fitness and aerobics center. There will be a Grand Salon for parties, a European wine cellar, a Hollywood screening room, libraries and a full business/conference center.

Also available are 24-hour security, underground parking, and valet and concierge services. Five expansive floorplans range from approximately 2,100 to 5,400 square feet, with two to four bedrooms. Spacious balconies offer spectacular wrap-around views of the dazzling Las Vegas Strip and the valley's surrounding mountains.

Park Towers is now under construction, and residents are expected to occupy their sky suites during the latter months of the year 2000.
