TRI-NATIONAL ANNOUNCES PURCHASE CONTRACT

SAN DIEGO, CA -- Tri-National Development Corp. (OTC Bulletin Board: TNAV) announced today that through its majority
owned subsidiary, Alpine Gardens East, Inc. ("AGE''), it has purchased an option to acquire a 22-acre parcel
of real property located in Temecula, California. The Company plans to develop a senior community to include medical
facilities, Alzheimer's and dementia care, independent and assisted living and senior single family housing, which
upon full buildout is estimated at $50,000,000. This luxurious community will contain finely landscaped walking
pathways, clubhouse, pool, and barbecue areas, while providing a full spectrum of senior care support and accommodations.
Michael Sunstein, President and CEO of Tri-National, said, "The addition of this project to our assisted living
division is an incredible opportunity to add to our growing presence in Southern California, while keeping in line
with the Company's business strategy to maximize shareholder value." Closing of this acquisition is scheduled
for November of 1999 and construction is expected to start by May of 2000.
Tri-National's objective is to provide high quality assisted living services to senior housing residents in a cost-effective
manner. AGE assisted living facilities will offer housing, basic health care, and personal support for elderly
residents who are in need of assistance with certain activities of daily living but do not require the resources
of a complete nursing facility.
