Colorado's Grand Elk Ranch & Club Getting Bigger

The 800-home Grand Elk Ranch & Club golf community under construction near Granby, Colorado has added a $55 million marina and 129 fractional ownership residences to its plans.

Grand Elk Partners, LLC last month inked a deal with marina owner Dan Bowater that will create the $55-million Grand Elk Marina & Beach Club. Bowater purchased the marina in 1997 from its founder, longtime Grand County resident Frank Norton. The deal will make Bowater a partner in this project.

This expansion to the resort will be completed in two phases: The first phase, estimated to cost around $22 million, will include a marina with 400 covered slips, nearly quadrupling the current number of slips. It will also include a members-only club and a public club, as well as a restaurant and ten luxury townhomes to be built along the shore.

The second phase will include the Lake View Lodge and Condominiums, a 129-unit fractional ownership project to be located on 11.7 acres on the western side of Highway 34 across from the marina.

When completed, Grand Elk will include a total of 800 residential units, the majority of which will be single-family homes, although there also will be a number of townhomes, duplexes, cluster homes, condominiums, mountain cabins and clubhouse lodges, plus the new fractional condos. On-site amenities will include a Craig Stadler Signature golf course, two clubhouses, fitness facilities, swimming pools, walking paths and an ice rink. Other planned amenities offered are concierge service, a childrens aquatic park and toddlers wading pool, outdoor barbecue grounds, Lulu's Restaurant and a full service bar.

The property will also include a 35-acre retail center anchored by a major supermarket and designed to serve the entire area.

The $420-million project, located about 65 miles northwest of Denver, sold over $4 million in property in 11 months.

The core of Grand Elk Ranch & Club is comprised of Grand Elk Partners, LLC., a partnership of Larry Martin, Jerry D. Jones, Donald Heller and Richard B. Barnes. The principle financial backing corporation is Legg Mason Real Estate Services.

The town of Granby, Colorado, which advertises itself as "The Real West", is known for its dude ranches, cowboys, rodeos, cookouts, bright stars and unpolluted skies, mountains, rivers, sprawling ranch land and untamed wildlife. At an elevation of 7,935 ft., it enjoys a location just six miles from Lake Granby; the lake is encompassed by the lands of the Arapaho National Recreation Area, for which Granby serves as a gateway. It is only about 10 miles from the Winter Park ski area and the Silver Creek Ski Resort is just two miles south of town.
