Mirada: New North Baja Condo-Hotel Offers Real Estate Ownership with Amenities of a Luxury Resort

On-site Real Estate Preview Center located on Baja’s Scenic Highway, north of Rosarito Beach

Press Release: Irongate and S&P Destination Properties
July 26, 2006
North Baja, Mexico -- Mirada at Punta Bandera, a new luxury condominium-hotel project with views of the Pacific and the Coronado Islands, was unveiled on July 15th when the on-site Real Estate Preview Center opened to showcase the new Mexican coastal development. The highest caliber resort to be introduced in North Baja to date, Mirada is located just 30 minutes from downtown San Diego. The sales program for Mirada’s first tower has now begun.

Developed by Irongate, a Los Angeles based real estate development and investment company, Mirada at Punta Bandera will bring a new level of excellence in design and service to the North Baja peninsula. The region is currently undergoing a major real estate transformation with custom single family homes, luxury town homes and new condominium developments taking root in the surrounding area. Mirada is the first in the area to offer the combination of luxury hotel service and condominium ownership.

Different from many other vacation properties in the area, Mirada will cater to owners with a collection of luxury amenities typically found at four-star resorts. Features will include an owner’s concierge, a lobby bar & lounge, a pool bar & café and a fine dining restaurant, adult, lap and family pools, a spa, a fitness center, tennis courts, and walking trails.

One-, two-, and three-bedroom residences with prices starting at $400,000 will range from 1,200 – 2,200 square feet of indoor and outdoor space, providing significantly more area than many of today’s typical 500 - 900 square foot hotel-condo units. Additionally, a limited number of 2,100 - 4,500 square foot penthouses will be available.

Construction of Mirada is scheduled to begin in late 2006 with the completion of the first tower scheduled for late 2008. Build out of the resort will be completed over the next three to four years.

Irongate, Mirada’s developer, has a successful track record with projects at the highest level of the real estate industry, focusing on cutting edge design and innovative use of building technology. Most recently, Irongate principals Jason Grosfeld and Adam Fisher entered into partnership with The Trump Organization to develop the Trump International Hotel & Tower in Waikiki’s new Beach Walk neighborhood.
