Villa La Estancia Nuevo Vallarta Exceeding Expectations

Largest purpose-built fractional project beating budget predictions

PUERTO VALLARTA, MEXICO -- The Villa Group, a resort development company with offices in Cabo San Lucas, Mexico and Puerto Vallarta, Mexico has announced that construction is underway at Villa La Estancia Nuevo Vallarta and pre-sales are exceeding expectations.

The Villa Group, one of the pioneer companies in resort and residential resort real estate including time sharing, hotels and fractional ownership, has been successful for more than 20 years. The company's first fractional property, Villa La Estancia Cabo San Lucas is in its third phase and projected to sell out within a year. Located on Medano Beach over looking Cabo's famous arch, it is the only residential ownership offered on the beach in Cabo San Lucas.

John Raymond Vering, formerly Director of Marketing and Sales at Villa La Estancia Cabo San Lucas, has been promoted to Project Director. His responsibilities include overseeing the sales and marketing of both high-end fractional resorts.

Karl R. Leutner Jr. has been named Director of Sales and Marketing for the Cabo San Lucas project. Leutner, formerly sales director with the Villa Group at Villa del Palmar, returns to the group from a position as top manager at Marriott Grand Residences at South Lake Tahoe, one of two fractional properties marketed and sold by Marriott Vacation Ownership.

"Our revenues at Villa La Estancia Cabo San Lucas are projected to be US$270 million at completion." said John Vering. "We are particularly pleased with our 12% marketing costs, which are far below the industry average. Each year we have exceeded our growth projections. We attribute this to the popularity of Mexico as a tourism destination and our foresight in tapping in to the fractional market early in the game."

"Our owners are extremely happy with their purchase and many of them refer their friends and families to us on a regular basis," he continued. "Ownership at one of the fractional allows the use of the other property as well. We have already topped $17 million in presales with 35 owners in the First Phase in Nuevo Vallarta in just a few weeks. We expect the results here to even exceed those of Villa La Estancia in Cabo San Lucas."

Introductory prices at Villa La Estancia Nuevo Vallarta are half those of the final phase of the popular Cabo San Lucas property. One-quarter fractions (13 weeks) are priced at US$134,186-$285,307 for a luxurious, two-bedroom villa. Three bedroom units (one-quarter share) are priced from US$295,826-$356,240; Full ownership ranges from US$385,790 to $998,262, depending on the floor plan and number of bed rooms.

Villa La Estancia Nuevo Vallarta follows the lead of its sister resort in Cabo San Lucas using high end construction materials and techniques as well as interiors decorated with the finest in furnishings. The elegant suites range from 2,039 to 2,800 square feet. The new exclusive property will also offer all the deluxe services and amenities of a five star hotel. The exceptional product will be located on the beach and ownership will be secured by Stewart Title. The first phase is scheduled for completion in winter of 2006.

It is located on the 50,000 square meter, mixed-use lot on the development north of Banderas Bay in Flamingos Vallarta. It is adjacent to the group's fifth timeshare resort, Villa del Palmar Flamingos, which opened in June 2004. The expansive stretch of beach is an ideal location for activities center around family vacationers.

With the addition of the two new properties, The Villa Group will have seven resorts in its group, as well as a number of hotels, restaurants and various other tourist oriented entities.
