Tamarack Momentum Pushes Resort Beyond 250-Reservation Milestone

DONNELLY, Idaho - Tamarack Resort, the first four-season ski resort to be developed in the United States in 22 years, is building momentum as the pace of lot reservations has more than doubled in October, and construction of utilities and roads is nearing completion as planned, according to Tamarack CEO Jean-Pierre Boespflug.

In addition, the total length of the Nordic ski trail system has been expanded to 28 kilometers, 248 acres of downhill ski slopes have been cleared and sculpted, and the signature Robert Trent Jones II golf course has been rough graded. The rapid progress to date ensures lift-assisted skiing will begin by the holiday season next year with the golf course ready for play in the summer of 2005, Boespflug said. Plus, a full-scale cat skiing service will be operating at the resort this winter with skiers carving fresh powder in early December after sufficient snow falls to form a solid base.

Tamarack Resort is a meticulously planned, year-round development currently under construction about 90 miles north of Boise near Donnelly, Idaho. Donnelly is a small community in close proximity to Lake Cascade that was historically supported by timber and ranching. The area is now seeing a groundswell of recreation and tourism business along with rapidly escalating real estate values. Nearby McCall, Idaho sits on the south shore of Payette Lake 18 miles from the Tamarack site.

As a result of the Tamarack development, the McCall area is sharing in the escalation of area land values, which are while still quite affordable compared to resort communities such as Lake Tahoe, Park City, or the Vail area, Boespflug said. As planned, Tamarack Resort will comprise about 2,000 units of housing.

Throughout the summer months, about one person per day plunked down $5,000 to reserve a spot in line to choose from approximately 100 lots to be released in the first phase of the real estate plan. This fall, the rate of reservations has tripled. The reservations, which are fully refundable, entitle their holders to pick—in order— from the available lots to be released during the first quarter of 2004.

“One of the many qualities that distinguishes our reservation holders is their pioneering vision,” said Rory Veal, Tamarack’s vice president of sales. “They are ecstatic about what they have found. Plus, other people around the nation are beginning to understand that Tamarack is now a reality— and the window of opportunity to own a ski-in, ski-out lot at a great price is open now… but closing fast. They don’t want to miss out on a chance to be part of something so rare.”

Some 250 people have added their names to a roster of those who will get to choose from three lot sizes— estate, chalet or cottage— priced from $210,000 to $565,000, Veal said.

“There has already been some jockeying for position among our reservation holders,” Veal said. “We are aware of private arrangements where people have been paying a premium to obtain lower reservation numbers that will increase their odds of selecting their first choice lot.

It seems that people are not only becoming enamored with Tamarack but also with each other.

“We have been holding receptions for our reservation holders and for people interested touring the property,” Veal said. “One fellow proposed to the woman who is now his fiancé on the lot where they are planning to build their dream vacation home together. We seem to be attracting likeminded people of different age groups and geographic areas. It’s cool to see them to hit it off like old friends.”

What is drawing people to this “greenfield” opportunity? A spirit of adventure is a big part of the chemistry.

“How often do you have a chance to get a ski-in, ski-out lot anywhere in the West?” asks Jim Bendis, 43, from Bend, Oregon, who is reservation holder number one. “Never. They just aren’t available. Can you imagine what Tamarack will look like in 30 years? It’s the thought of growing with it that will make it fun.”

“Idaho is a state whose time has come,” Boespflug said. “And Tamarack is a vivid expression of the vast untapped potential that still exists in this part of America.”
