LAKE OZARK, MO -- Known throughout the Midwest as a premier vacation destination, Lake Ozark, Mo. recently gained
a new enticement for golf vacation seekers: the Private Quarters Club at Porto Cima. Private Quarters is one of
few fractional properties available within the United States that offer golf as the primary feature and the only
one of its kind within the Midwest. The new real estate opportunity fits the needs of golfers who want membership
at a private golf club and deeded ownership of a luxury villa, but at a fraction of the normal costs and with no
maintenance concerns.
Private Quarters allows owners to share the cost of residence, while all enjoy full benefits of membership at
the Club at Porto Cima, which features an 18-hole Jack Nicklaus Signature golf course. The Four Seasons Group,
spearheaded by President Peter Brown, Sr., broke ground on the Private Quarters villas in August, and sales for
the development are already ahead of schedule. Approximately 80 ownership shares have already been sold. "Private
Quarters works because of the club-concept," said Brown. "We're attracting people that want membership
at a top golf club like Porto Cima, but don't have time to use it all year-round. Private Quarters creates a part-time
option for an exclusive vacation lifestyle."
A rapidly growing area of ownership in the real estate industry, approximately 70 fractional real estate products
are available in the United States, most centered on beach or ski resorts, and they feature deeded ownership of
vacation property. Differing from time-share products, fractional real estate allows purchasers to buy more than
a block of time; they purchase an actual title to the property and enjoy full rights of ownership, such as selling,
leasing or giving away their title. Fractional products allow multiple buyers to share in the cost of a vacation
residence and enjoy several weeks a year at the location.
For example, at Private Quarters, owners receive two full weeks a year to use their villa, one week in the peak,
summer season and one week during the shoulder season (spring or fall). In addition, eighteen weeks are available
during the rest of the year for property owners to return and rent the villa at rates much lower than comparable
vacation properties. While in residence, Private Quarters owners take advantage of full-golf membership at the
Club at Porto Cima, including practice putting and range facilities, pro shop, exercise facilities, meeting room
and yacht club (currently under construction). During the rest of the year, Private Quarters owners enjoy the benefits
of a social membership at the Club.
When complete in the spring of 2003, Private Quarters will feature five buildings that house four luxury villas
each and are within walking distance of the clubhouse and yacht club. Advance sales of the property include 100
percent cancel privilege for the buyers. According to Brown, Private Quarters is the flagship course for a proposed
program that will open multiple, exclusive golf venues, worldwide.
